Your decision to sell your home is a decision that I take very seriously! It is my goal to sell your home for the highest price, in the shortest amount of time and with the best terms. In order to accomplish this, I will conduct an analysis of the current real estate market conditions for your area. Based on that analysis and a discussion with you on the timeline you establish for selling your property, I will be able to recommend to you a price that will allow your home to be sold in the shortest amount of time.
Comparative Market Analysis (CMA) – Maximizing Market Value
The preparation of a Comparative Market Analysis (CMA) is an important tool HomeLifeâ„¢ Higher Standardsâ„¢ REALTORS® use to help sellers earn the highest price for a home. CMA's involve looking at public records of real estate businesses in the community to better understand market conditions.
There are four steps taken by a sales representative to prepare a home's CMA:
SOLD Properties – Identify at least three recently sold comparable homes in the community. These homes give a clear reflection of what the MARKET (buyer) is willing pay.
CURRENTLY For Sale – Identify at least three currently listed comparable homes in the community. These homes are a benchmark against which the home will be priced and will be a direct competitor for buyers in this price range.
EXPIRED Listings – Identify at least three comparable homes in the community that went unsold within the previous 90 days. These homes indicate the price at which the MARKET is unwilling to pay and clearly illustrates the dangers of overpricing a property.
ASKING Price – Sold, Listed and Expired comparable properties are examined to arrive at an ideal asking price for a home to be sold.
